Sonoma, California – A Bay Area based affordable housing development team is planning to build an affordable senior apartment community building in Boyes Hot Springs. They will be hosting a virtual meeting to discuss the project with local residents (date TBD, instructions to follow soon).

The project team is looking for community feedback on its proposed development on the 2.29 acre property located off of Siesta Way and Sonoma Highway.  Interested community members may submit comments or questions to info@siestasonoma.com, to which the development team will try to respond during or prior to the virtual meeting.  Additional details on the development are below. 

Development Summary

Developer, Milestone Housing Group, LLC, is proposing to build a 92-unit senior apartment development on 2.29 acres of land at 171 Siesta Way and Sonoma Highway, just outside of the City of Sonoma.

As designed, the project will consist of a single three-story Spanish styled building. The wings of the building drop to two stories as they approach neighboring properties. The building will have interior hallways. All units will be one bedroom, with an average of roughly 525 square feet. Upper floors will be served by elevators.  The project will include 95 parking spaces (consistent with the Sonoma County parking requirements).

The parcels are zoned limited commercial with an AH (Affordable Housing Combining District) overlay, and residential R2-B6.  The proposed 92 one-bedroom unit density over both parcels complies with the County code, utilizing eligible density bonus programs for senior and affordable.

Amenities

The project will have a number of common amenities, including a clubroom, exercise stations, dog park, and other outdoor communal areas. The site will be extensively landscaped with attractive, drought tolerant vegetation. A new 7-foot fence will be constructed along the property line circling the entire community.

Energy EfficienCY

The development will be water and energy efficient, with solar panels to meet much of the anticipated energy needs.

Safety & SEcurity

The site plan incorporates a firetruck turnaround on site, a secondary access point on to Sonoma Highway for emergency access. The project will also have variety of security measures to protect residents, including a camera system.

AffordabILITY

The development will be 100% affordable (excepting one managers unit) and will be restricted to seniors with AMI levels between 30% and 60%. Households earning between $22,000 and $54,000 will be eligible to reside at the community. Rents will be set at a level that is affordable for these households.
